Rapaki is selling now – Phase #1 consists of 11 Lots, new to the market in January 2026. Each Lot has exceptional views of the surrounding ranges, proximity to Martinborough and other local townships and amenities.
The character of the Rapaki development is informed by the relaxed agricultural nature of the Wairarapa region, its open landscapes and north facing hill slopes. Each individual Lot at Rapaki will enjoy views to the north and west across the Wairarapa valley to the Tararua range – and south toward the Ōrongorongo and Remutaka ranges.

Farm & Village.
Rapaki allows you to immerse yourself in the natural environment in a way that only a very few locations can. Peacefulness is real - as there is no through traffic and you’ll only have like minded neighbours – while also ensuring complete security through a private entry and private roading to each site. The opportunity to build a distinctive home using intentional design is embraced by the Rapaki design principles*. All Lots have views to the north and west – and from the top of the Rapaki walk there are views over the Craggy Range vineyards on Te Muna Road and across Nga Waka Te Kupē (the three canoes), a local landmark.
Modern rural living.
Remote & Connected.
Lot 1 at Rapaki will host the Commons at the heart of the development, where activity and social interaction will be facilitated through mixed amenity to be built - including the Pavilion, a covered space for meeting and relaxing, Padel Courts and a rural village green offering an open lawn with occasional seating, nature play, bordered by mature trees and native planting. The Rapaki walk will be sustained and the farm management model will ensure you feel connected to the land and workings of the farm, without the burden of managing your own meadowland.
Staying grounded.
Unique & Unencumbered.
All Lots enjoy majestic views of the wider river valley, over the village to the Tararua ranges. Many of the Lots also enjoy views to the South, over Lake Wairarapa, past the Haurangi ranges to the mighty Ōronoronga’s – or to the North East across toward Ponatahi or further out to Hinekura.
Every Lot offers a tranquil retreat with established trees and meadow, the terraced contours as they begin to rise at the base of the lower slopes of Rapaki hill have been utilised to ensure prime building platforms and aspect for every home. With established and regenerated waterways, lakes and established blocks of native bush – birdlife to be enjoyed here will be abundant.
Under & Over.

Farming Rapaki continues.
Farm & District.
Rapaki’s farm management approach will enable owners to participate in farming ongoing, without the individual commitment to separately managing the land outside their building platform. With most lots being 10 acres, each allow ample space for home and lifestyle – alongside continued engagement with the farming activity, run by Rapaki Farm Management*.

Established and secluded.
Spacious & Secluded.
Extensive and varied tree planting makes Rapaki distinct and provides colour, shelter and privacy throughout the property. Field boundaries are lined with mature exotic and native trees which create distinct landscape ‘rooms', which have been further enriched by new planting of regionally appropriate native species and productive exotics to enhance the landscape's natural character – as part of Rapaki's land stewardship plan.

Hundreds of years in the making.
Before humans arrived, the Wairarapa was largely covered in conifer broadleaf and beech forest – it is believed Maori came and settled *during the 1300s. By the time Europeans came, burnoff by Māori and natural fires had left large areas of grass, fern and scrubland in the south and east. The Tararua Range and the north were still heavily forested. As farming began, most of the lowlands and eastern uplands were cleared of native grasses and resown in exotic varieties, or given over to horticulture.
